We don't build estates. We build one
We take on a small number of new builds at a time — typically single-plot bespoke houses for owner-occupiers, or replacement dwellings on tight Cheshire village sites. Every project gets a named project manager, regular progress reports and a level of site attention you simply won't get from a volume housebuilder.
Our approach is traditional masonry, built properly, with the detailing that separates a considered home from a developer product — joinery-led internal finishes, real stone worktops, solid-oak staircases, and the kind of setting-out that makes a difference once the house is lived in.
Main contractor, start to finish
From the first planning submission to the final landscaping invoice. Every phase of a new build home delivered under one contract, with one project director.
- Planning & Design — Full householder or self-build planning applications, design statements and CAD drawing packs.
- Groundworks — Site strip, reduced dig, foundations — traditional strip, trenchfill, raft or piled to suit ground conditions.
- Superstructure — Traditional masonry cavity wall, timber frame or SIPs — depending on design and energy performance target.
- Roofing — Tiled pitched roofs, zinc standing seam, flat warm roofs with lantern rooflights — all detailed to match the design.
- Glazing & External Joinery — Aluminium or timber alu-clad windows, bi-fold and sliding glazing, solid-oak front doors.
- M&E — Full electrical installation, heating (ASHP or gas), MVHR systems, solar PV and battery storage where specified.
- Internal Fit-Out — Plastering, kitchens, bathrooms, joinery, flooring, decoration — the same standard as our kitchen and refurbishment jobs.
- Landscaping — Driveways, patios, boundary walling and terracing — handed over with the main house.

What new build projects do you take on?
Single-plot bespoke homes, self-build main contractor packages, and replacement dwellings where an existing property is demolished and rebuilt. Every project is individually scoped and quoted.
Do I need to have planning already in place?
Ideally yes, but not always. Some clients come to us with outline consent and ask us to work up the full application alongside our architectural partners. Others have full approval already and need a contractor to price and build.
What build system do you use?
Traditional masonry cavity wall as standard — it's what the North West climate likes and what most Cheshire sites want to see. We'll build in timber frame, SIPs or ICF if the design requires it, but masonry is our default.
Do you handle NHBC or 10-year warranty?
Yes — we work with Premier Guarantee, LABC Warranty and NHBC depending on project and mortgage requirements. Warranty inspections coordinated throughout the build.
Can you coordinate the whole design-to-completion process?
Yes — we run an in-house architectural coordinator and trusted Cheshire practices. Structural engineering, M&E design, SAP assessments and building control all coordinated through us as main contractor.
How long does a new build take?
Lead times typically run from several weeks to several months, depending on the scope of the work — a bespoke home sits at the longer end, plus design and planning up front. We confirm the programme as part of the written quotation.
