A third bedroom without the planning battle

In the right roof, a loft conversion gives you another bedroom — often with en-suite — for a fraction of what a rear extension costs, and without touching a blade of grass. Most rear dormers fall under Permitted Development, which cuts months off the timeline.

We've converted everything from hip-roof semis to truss-built detached houses. The constraint is always headroom and existing structure — and we'll tell you at the site visit whether yours is worth doing.

End-to-end loft delivery

From the party wall notice to the final piece of architrave. One team handles planning, structure, dormers, staircase and fit-out — so there's one accountable contract for the whole project.

  • Feasibility Survey — Ridge-height measurements, truss assessment and sketch options — before you commit to a design fee.
  • Planning & Party Wall — Full PD notifications or planning applications, plus party wall notices to adjoining owners.
  • Structural Steelwork — Purlin-replacing steels, floor-spanning beams and ridge members — designed by our consultant engineer.
  • Dormer Construction — Flat-roof or pitched dormers in matching brick, tile-hung, timber-clad or rendered finishes.
  • Velux & Rooflights — Conservation-grade and standard Velux rooflights, plus larger in-plane glazed panels.
  • Insulation & Airtightness — Warm-roof construction to latest Part L — no cold attic spaces, no condensation issues.
  • Staircase Design — Bespoke timber staircases optimised for headroom and floor-plan impact — often a doubled-up scissor stair.
  • En-Suite & Electrics — Full bathrooms with boosted hot water where needed, rewiring extended, mains-interlinked smoke alarms.

Loft Conversions FAQs

Do I need planning permission for a loft conversion?

Rear dormers and hip-to-gable conversions often fall under Permitted Development if the new volume is below the allowance (40m³ for terraced, 50m³ for semi/detached). Anything on the front elevation or in a conservation area needs a formal application. We check eligibility at the free site visit.

How much does a loft conversion cost in Cheshire?

Every loft conversion is individually quoted — the cost depends on roof type, dormer design and whether an en-suite is included. After a free site visit we provide a fully itemised written quotation with no hidden costs.

How long does a loft conversion take?

Lead times typically run from several weeks to several months, depending on the scope of the work. We confirm the programme as part of the written quotation following the site visit.

Is my loft actually suitable for conversion?

Minimum usable height is 2.2m at the ridge. Truss roofs need more structural work than cut roofs on older houses. We survey the existing structure on the first site visit and tell you straight if it's worth converting — or if a rear extension would give you more usable space for similar money.

Do I need fire doors and a protected staircase?

Yes. Building Regs require a 30-minute fire-resistant staircase enclosure from ground floor to loft, plus FD30 doors to habitable rooms. Mains-interlinked smoke alarms across all floors too. All handled as part of our build package.

Will I still be able to live in the house during the build?

Yes — the existing ceiling stays in place until we're ready to cut the opening for the new stairs, which is usually a few weeks into the programme. Noise and dust during structural weeks are real, but the house stays habitable.
