A significant structural renovation of our downstairs — removing internal walls to create a large open-plan living space, a new downstairs WC, new flooring throughout, a brand-new kitchen and patio doors. The quality of workmanship has been outstanding and the project was completed within the agreed timescales. Any minor snags were dealt with promptly, often almost immediately.
We started 2025 with a 2-storey chimney being taken out. The lads did such a good job we gave them the rest of our renovation — two small extensions, a new downstairs toilet and kitchen, upstairs bathroom, a bedroom move and renovation, finishing with a full back garden renovation. We've had many comments on how good the work looks, especially the brickwork.
We've recently had a knock-through between the lounge and dining room along with other internal and brick work. We're extremely pleased with the quality — everything finished to a high standard, the team were professional, tidy and clearly took pride in what they were doing. Communication with Craig was great throughout and they stuck to the agreed timeline.
After getting a few quotes for our kitchen, we chose Cheshire Design & Build NW and I'm glad we did. They turned up when they said they would, kept us updated, and got on with the job without any fuss. The finished kitchen looks fantastic. The garden rooms you see flat-packed on a driveway aren't what we build. Ours are bespoke timber-frame structures with full building-regulation-grade insulation, airtight membranes, double-glazed aluminium-framed doors and a heating strategy for the real North West winter — not just a summer evening with a coat on.

Garden & Live Rooms FAQs
Do I need planning permission for a garden room?
Most garden rooms under 2.5m in height and at least 2m from a boundary fall under Permitted Development. Rooms with sleeping or living accommodation, or in a conservation area, usually do need formal consent. We check eligibility on the free site visit.
How much does a garden room cost?
Every garden or live room is individually quoted to the brief and specification — we don't publish fixed pricing. After a free site visit you receive a fully itemised written quotation with no hidden costs.
Can I use it as a bedroom or Airbnb?
Usually — but it becomes an "outbuilding with living accommodation" which takes it outside Permitted Development. We'd apply for formal planning consent and build to full residential standards, including fire detection and building regs sign-off.
How long does installation take?
Lead times typically run from several weeks to several months, depending on the scope of the work. We confirm the programme as part of the written quotation following the site visit.
Do I get heating, power and Wi-Fi?
Power and lighting are standard. We fit underfloor or wall-mounted electric heating, air-con units, and run a dedicated Cat6 cable back to your router for reliable Wi-Fi.
What warranty do I get?
A written workmanship guarantee on every project, plus manufacturer warranties on glazing, heating and AC units.
