The garden rooms you see flat-packed on a driveway aren't what we build. Ours are bespoke timber-frame structures with full building-regulation-grade insulation, airtight membranes, double-glazed aluminium-framed doors and a heating strategy for the real North West winter — not just a summer evening with a coat on.
Home offices, yoga studios, music rooms, guest annexes, garden kitchens. Whatever the brief, the underlying construction is the same standard we'd build into any extension on the side of your house.
Built to residential standards
A garden room that's usable in February as well as July. Full insulation, proper electrical supply, heating, and drainage where needed — not bolted-on afterthoughts.
- Bespoke Design — CAD drawings tailored to the plot, your brief and planning constraints — not a catalogue kit.
- Insulated Timber Frame — SIPs or studwork timber frame with high-spec PIR insulation, airtight membrane and breather layer.
- Full Glazing Options — Bi-fold, sliding, Crittall-style or fixed-pane glazing with thermally broken aluminium frames.
- Electrics & Data — Dedicated supply from the consumer unit, internal sockets, lighting and Cat6 data cabling as standard.
- Heating & Cooling — Electric underfloor heating, wall-mounted radiators or inverter AC units for year-round use.
- Cladding & Finishes — Cedar, larch, thermowood or composite cladding — finished to match the house or the garden.
- Base & Drainage — Reinforced concrete raft or screw-pile foundations, plus any drainage runs back to the existing sewer.
- Interior Fit-Out — Plastered walls, solid-oak or vinyl flooring, fitted joinery, sanitaryware for studios with bathrooms.

Do I need planning permission for a garden room?
Most garden rooms under 2.5m in height and at least 2m from a boundary fall under Permitted Development. Rooms with sleeping or living accommodation, or in a conservation area, usually do need formal consent. We check eligibility on the free site visit.
How much does a garden room cost?
Every garden or live room is individually quoted to the brief and specification — we don't publish fixed pricing. After a free site visit you receive a fully itemised written quotation with no hidden costs.
Can I use it as a bedroom or Airbnb?
Usually — but it becomes an "outbuilding with living accommodation" which takes it outside Permitted Development. We'd apply for formal planning consent and build to full residential standards, including fire detection and building regs sign-off.
How long does installation take?
Lead times typically run from several weeks to several months, depending on the scope of the work. We confirm the programme as part of the written quotation following the site visit.
Do I get heating, power and Wi-Fi?
Power and lighting are standard. We fit underfloor or wall-mounted electric heating, air-con units, and run a dedicated Cat6 cable back to your router for reliable Wi-Fi.
What warranty do I get?
A written workmanship guarantee on every project, plus manufacturer warranties on glazing, heating and AC units.
