We started 2025 with a 2-storey chimney being taken out. The lads did such a good job we gave them the rest of our renovation — two small extensions, a new downstairs toilet and kitchen, upstairs bathroom, a bedroom move and renovation, finishing with a full back garden renovation. We've had many comments on how good the work looks, especially the brickwork.

The extension and the kitchen, one team

A kitchen extension is really two projects that usually get split — a structural build and a bespoke kitchen — handed to two firms who blame each other when the units don't line up with the steel. We do both. One design-to-build team carries it from the first feasibility sketch through the groundworks, glazing and roof to the finished, plumbed-in kitchen — so the cabinetry, the island, the services and the light all land where the design said they would.

It's the work we're asked for most: opening the back of the house into a bright, open-plan kitchen-diner that actually gets used.

Rear, side-return or wrap-around

The right configuration depends on the house and the plot — we work out which at the free site visit.

  • Rear kitchen extensions — the full-width extension across the back, opening the kitchen into a dining and living space.
  • Side-return extensions — filling in the dead alley down the side of a Victorian or Edwardian house to widen a narrow galley kitchen.
  • Wrap-around extensions — combining rear and side-return for the biggest open-plan footprint, suited to larger detached and semi-detached homes.
  • Structural openings — steels and knock-throughs tying the new space into the existing house, calculated and drawn by our consultant engineer.
  • Glazing & rooflights — bi-fold and sliding doors, Crittall-style screens and flat-roof lantern rooflights for a light-filled interior.
  • The kitchen itself — bespoke and mid-market cabinetry, stone worktops, islands, integrated appliances, lighting and flooring, fitted by the same team.

Do I need planning permission for a kitchen extension?

Many single-storey rear and side-return extensions fall under Permitted Development and don't need a full application, but there are strict size, height and boundary limits — and side-returns on terraces often need care over the party wall. We check this at the free site visit and handle a full householder planning application where one is needed.

How much does a kitchen extension cost?

Every kitchen extension is individually quoted — the build, the glazing and the kitchen itself all vary widely by specification. After a free site visit we provide a fully itemised written quotation, breaking out the structural build, the kitchen and the finishes separately, with no hidden costs.

Can you design the kitchen as well as build the extension?

Yes — that's the point of a design-to-build service. We bring the kitchen design, cabinetry and worktops to you as part of the same project, or fit a kitchen you've specified elsewhere. Either way the layout is planned around the new structure, glazing and services from the start.

How long does a kitchen extension take?

Lead times typically run from several weeks to several months depending on scope, with planning and structural drawings adding time up front. We confirm a full timeline as part of the written quotation following the site visit.

Do you build kitchen extensions in Grappenhall and the Warrington suburbs?
