Do I need planning permission for an extension?

Many single-storey rear extensions fall under Permitted Development and don't need a full application, but there are strict size, height and boundary limits. We check this at the free site visit, and if a formal application is needed we handle the planning submission, drawings and responses to the case officer.

How much does a house extension cost?

Every extension is individually quoted — there's no fixed per-metre rate. After a free site visit we provide a fully itemised written quotation, breaking out materials, labour, prelims and contingency separately, with no hidden costs.

How long will an extension take?

Lead times typically run from several weeks to several months, depending on the scope of the work. Planning and structural drawings can add time up front — we confirm a full project timeline as part of the written quotation.

Will you manage the planning and building regs?

Yes. We work with trusted Cheshire architectural practices and a structural engineer — all submissions, drawings and building control sign-offs are managed in-house as part of the build package.

Can we stay in the house during the build?

For single-storey rear extensions, usually yes. We seal the existing rear wall until the new structure is watertight, and only do the final break-through when we're ready to finish the floor and ceiling across both spaces. For wrap-around or full-width rear extensions we'll walk through a phased plan at the site visit.

Do you provide a structural warranty?

Yes. Every project is handed over with our written workmanship guarantee. Where a structural warranty is required we arrange cover through our FMB membership, alongside manufacturer-backed warranties on windows, doors and roofing.
