High-quality, fully managed design & build across Cheshire — Alderley Edge, Wilmslow, Knutsford and Warrington.
Extensions that extend the home, not the patience.
High-quality, fully managed design & build across Cheshire — Alderley Edge, Wilmslow, Knutsford and Warrington. Fully managed design & build across Cheshire and the wider North West.
A significant structural renovation of our downstairs — removing internal walls to create a large open-plan living space, a new downstairs WC, new flooring throughout, a brand-new kitchen and patio doors. The quality of workmanship has been outstanding and the project was completed within the agreed timescales. Any minor snags were dealt with promptly, often almost immediately.
We started 2025 with a 2-storey chimney being taken out. The lads did such a good job we gave them the rest of our renovation — two small extensions, a new downstairs toilet and kitchen, upstairs bathroom, a bedroom move and renovation, finishing with a full back garden renovation. We've had many comments on how good the work looks, especially the brickwork.
We've recently had a knock-through between the lounge and dining room along with other internal and brick work. We're extremely pleased with the quality — everything finished to a high standard, the team were professional, tidy and clearly took pride in what they were doing. Communication with Craig was great throughout and they stuck to the agreed timeline.
After getting a few quotes for our kitchen, we chose Cheshire Design & Build NW and I'm glad we did. They turned up when they said they would, kept us updated, and got on with the job without any fuss. The finished kitchen looks fantastic. Reliable, respectful, and they clearly take pride in their work.
Excellent. Craig replied immediately and viewed the job. A detailed price and timeline was sent. Once the job was underway problems occurred — not Craig's fault — new plans were made and the job was done. Communication was 100%, that's important for me, and a cleaner is sent in at the end of the work. A great job done. Would definitely recommend.
Brilliant company, amazing team. Came to fit a lintel for me and brick up the outside of the house. The job was finished quickly and efficiently — very friendly and knowledgeable. Thank you so much, highly recommend.
This company has been the best to work with in terms of professionalism and quality — not like other companies I have worked with in the past. 10/10 service 👍
Highly recommend! Craig was very reliable and the quality of workmanship was outstanding! Thank you!
Great lads, very polite, showed up on time and did a great job.

One team, one quote, one timeline
Most extension horror stories start with a split project — architect here, main contractor there, structural engineer somewhere else, and nobody quite willing to own the clash when it happens on site. Our design & build package fixes that: one named project manager carries the job from the first feasibility sketch through to the building control completion certificate.
The day the scaffold goes up and the day you throw the first dinner party in the new space — same team, same accountability.
A full extension package
Every phase a household extension needs — from the first planning sketch to the final piece of skirting — delivered by one in-house team.
- Feasibility & Design — Site measure, sketch concepts and planning-ready CAD drawings — done before a single invoice is raised.
- Planning Submission — Full householder planning applications including design and access statements, plus PD notifications where eligible.
- Structural Engineering — Steels, pad foundations and wall tie-ins calculated and drawn by our consultant engineer.
- Groundworks & Foundations — Traditional strip, trenchfill or raft foundations to suit the site. Drainage, manholes and soil stacks included.
- Brick, Block & Rendered Skins — Matching brick, reclaimed brick, K-Rend, monocouche or contemporary cladding — whatever the design calls for.
- Glazing & Lantern Rooflights — Bi-fold, sliding and Crittall-style glazing, plus flat-roof lantern rooflights for big, lit-up interiors.
- Roofing & Insulation — Warm flat-roof build-ups, pitched tile roofs, lead flashings — all built to latest Part L thermal requirements.
- First & Second Fix — Joinery, electrics, plumbing, plastering, tiling and decorating — the same in-house team that started the project.

House Extensions FAQs
Do I need planning permission for an extension?
Many single-storey rear extensions fall under Permitted Development and don't need a full application, but there are strict size, height and boundary limits. We check this at the free site visit, and if a formal application is needed we handle the planning submission, drawings and responses to the case officer.
How much does a house extension cost?
Every extension is individually quoted — there's no fixed per-metre rate. After a free site visit we provide a fully itemised written quotation, breaking out materials, labour, prelims and contingency separately, with no hidden costs.
How long will an extension take?
Lead times typically run from several weeks to several months, depending on the scope of the work. Planning and structural drawings can add time up front — we confirm a full project timeline as part of the written quotation.
Will you manage the planning and building regs?
Yes. We work with trusted Cheshire architectural practices and a structural engineer — all submissions, drawings and building control sign-offs are managed in-house as part of the build package.
Can we stay in the house during the build?
For single-storey rear extensions, usually yes. We seal the existing rear wall until the new structure is watertight, and only do the final break-through when we're ready to finish the floor and ceiling across both spaces. For wrap-around or full-width rear extensions we'll walk through a phased plan at the site visit.
Do you provide a structural warranty?
Yes. Every project is handed over with our written workmanship guarantee. Where a structural warranty is required we arrange cover through our FMB membership, alongside manufacturer-backed warranties on windows, doors and roofing.
